Singapore HDB Launches 8,828 Build To Order Flats

HDB launched three new projects in Punggol and Sengkang, offering a total of 8,828 new BTO flats for sale.

This is the largest number of BTO flats offered in a single launch so far. 95% of the public supply will be set aside for first-time buyers.

The Housing & Development Board (HDB), on behalf of the Government, is launching three sites for sale by tender on 2 Jul 10 under the Government Land Sale (GLS) Programme.

The two residential sites are the Executive Condominium site at Jurong West Street 42 and Strata housing site at Miltonia Close.

The mixed commercial-residential site is located in the Bedok Town Centre at New Upper Changi Road/ Bedok North Drive. Together, they can potentially yield about 1,300 dwelling units, of which about 460 are Executive Condominium (EC) units. This will provide home buyers with more housing choices.

Sites for Tender

The details of these sites are:

Jurong West Street 42 (Jurong West E4) for Executive Condominium Development (EC)

The site is easily accessible via the Pan Island Expressway (PIE) and Ayer Rajah Expressway (AYE) and just a short drive to Lakeside MRT Station, Within close proximity is a wide range of leisure, entertainment and dining options such as Jurong Point, Chinese Garden, Japanese Garden and Jurong West Sports Complex.

School-going children could look forward to a conducive learning environment at established primary and secondary schools as well as Jurong Junior College and Nanyang Technological University.

ii) Miltonia Close (Yishun S5b)

At the fringe of Yishun New Town, this land parcel enjoys quiet exclusivity with modern conveniences all within reach. It enjoys a panoramic view of the Lower Seletar Reservoir and the golf course at Orchid Country Club. The Central, Seletar and Tampines Expressways (CTE/SLE/TPE) are close by, providing seamless connectivity islandwide.

A short walk away is the Northpoint Shopping Centre and Yishun Community Library offering plenty of dining and recreation options. Sports enthusiasts could enjoy the amenities at the Yishun Stadium and Yishun Sports Hall. Schools such as Huamin Primary School and Chung Cheng High are nearby.

The tender for Yishun S5b will close at 12 noon on 24 August 2010 (Tuesday).

iii) New Upper Changi Rd/ Bedok North Drive (Bedok P1)

Located right at the heart of Bedok New Town, the land parcel is surrounded by many modern-day amenities, facilities and conveniences that make Bedok Town Centre a thriving place to live, work and play. Within the vicinity are malls, supermarkets, a library and choice educational institutions.

Located close to Bedok MRT station and integrated with a bus interchange, the site also has excellent connectivity to major expressways (PIE & ECP), making travel to various parts of the island a breeze.

The tender for Bedok P1 will close at 12 noon on 17 August 2010 (Tuesday).

Upcoming Supply from 2H2010 GLS Programme

The GLS Programme for the second half of 2010 comprises 27 residential sites and 4 mixed-use sites where private residential housing can be built.

Amongst these 31 sites, 18 are Confirmed List sites yielding 8,135 residential units and 13 Reserve List sites yielding 5,770 residential units.

The total potential supply quantum of 13,905 private residential units is the highest potential supply quantum from any half yearly GLS Programme since the Confirmed List/Reserve List system started in second half of 2001.

In addition to the 3 sites released by HDB on 2 Jul 10, URA will also be launching another 3 sites with residential component in the later part of July 10.

These include a residential site at Jalan Eunos/ Foo Kim Lin Road and a white site at Peck Seah Street/ Choon Guan Street which are released for sale under the Confirmed List.

Another residential site at Buangkok Drive/ Sengkang Central will be made available for application under the Reserve List.

Tender packets for the 3 land parcels released on 2 Jul 10 can be purchased at S$105 each (inclusive of GST) from HDB’s Procurement Office at Basement 1, HDB Hub, 480 Lorong 6 Toa Payoh. More information are available on HDB’s Website.

Annex 1

Information on Executive Condominium (EC)

EC projects are strata-titled apartments with facilities comparable to private condominiums.

New EC units are sold with initial eligibility and ownership restrictions similar to public housing, and will be fully converted to private housing after 10 years.

ECs cater to families whose incomes exceed the $8,000 income eligibility criterion for new HDB flats.

They provide an additional housing option to meet the housing aspirations of families earning up to $10,000.

Eligible first-timer Singapore Citizen (SC) families can apply for a CPF Housing Grant of $30,000 when purchasing an EC unit.

Following a new policy revision announced recently, first-timer families eligible for the CPF Housing Grant, but comprising of a SC and Singapore Permanent Resident (SPR) family members, will have $10,000 of their subsidy withheld.

The withheld subsidy will be restored when the SPR family member takes up citizenship or if the couple has an SC child.
